This is to provide everyone a brief update on two development projects in the works --
1 - Lot 84 of Tract 693, 8 home development
I met with Dan Lloyd of HR Holdings last Thursday
at the site, and let him know that we would be requesting a
left-turn lane be installed to enter the subdivision. This will
require widening the exit lane near the Gatehouse and re-striping of
all lanes.
This subdivision is presently in process, and
will be scheduled before the Planning Commission in the near
future. A postcard will be mailed to all property owners
notifying everyone of the date and time.
2 - Weyrich Development, up to 350 homes off
the end of Gateway Drive (to Dip Creek)
The Association was invited to meet on Tuesday at
RRM Engineering to get a preview of this development project. In
attendance were Vice President/Director Bill Barker, CSD General
Manager John D'Ornellas and myself. The project calls for up to 350
homes including approximately 70 multi-family
homes and single-family lots ranging from 9,000 square feet up to 1+
acres. All amenities developed will be available to all Heritage
Ranch Members. Amenities shown on the proposed plan include: an
Equestrian Center, two parks, trails, an aquatic park, a dog park,
boardwalks along the shoreline, a small (high water) launch ramp,
open space and a clubhouse/banquet room on the water's edge. Four
story-boards were brought back to the Association Office and are in
the lobby for viewing. Handouts will be made available hopefully by
next week free of charge and information will also be posted on our
website. A presentation done by RRM Engineering to the full HROA
Board is scheduled for Friday, July 13, 2007 at 6:00 p.m. at the
Recreation Barn. A postcard will be mailed to all property owners
notifying them of this event.
The project schedule is anticipated to be at
least eighteen months prior to a hearing before the Planning
Commission. The project is first initiated by the SLO County Board
of Supervisors, which is followed by a lot a detail work in
preparation for the Planning Commission hearing(s) including: an EIR,
LAFCO annexation, etc.
