WATERCRAFT (BOAT) SLIP RESPONSE POLICY

Attachment to the HROA WATERCRAFT (BOAT) SLIP LEASE AGREEMENT
It is recognized that HROA is directly responsible for the SLIPS which are leased to HROA members in good standing. The following policy outlines actions and methods to be effected in the event of any unusual occurrence.
I. Weather: HROA Maintenance will monitor SLIPS on a daily basis, or as needed. If in the opinion of the Maintenance Manager or the General Manager, inclement weather of a serious nature is forecasted, then both Security and the HROA Office will be notified so as to make available that information to any concerned LESSEE. In this manner, LESSEE can take any action they deem appropriate.
II. Emergencies: In the event of an incident of an emergency nature such as: sinking watercraft, leaking fuel, obvious structural problems or loose watercraft, etc. contact will be made to the LESSEE in the following order: HROA Office, Security or Maintenance, who will make every reasonable attempt to contact the concerned LESSEE. Whenever immediate physical action is required to prevent further damage to either personal property or the environment, the Maintenance Manager or General Manager will authorize appropriate corrective actions.
III. Damage: In the event
of an incident resulting in damage ie such as: vandalism, theft,
accidents or carelessness, contact to the LESSEE will be made in the following
order: HROA Office, Security or Maintenance, who will make every reasonable
attempt to contact the concerned LESSEE. Whenever immediate physical action is
required to prevent further damage to either personal property or the
environment, the Maintenance Supervisor Manager or General Manager will
authorize any appropriate corrective actions.
IV. Lake Level: Maintenance will review the lake level on a daily basis, or as needed. If in the opinion of the Maintenance Manager or General Manager immediate action to adjust the placement of the SLIPS is required, either the Maintenance Manager or General Manager will take the required action to effect the move.
V. On-Call / Off-Duty: a) First contact will be made to the Maintenance Manager or in his or her absence, the General Manager; b) The Maintenance staff available for assistance will be noted on the previously established “On-Call” list available through the Maintenance Manager, or the list available at the Main Gatehouse in the Maintenance Manager’s absence.
VI. LESSEE Responsibility: It is incumbent upon the LESSEE to always keep the HROA Office updated on their current address and phone number, per AGREEMENT paragraph 13. It is also very important to have a designated representative or the LESSEE available to act as situations dictate.
The above “unusual occurrences” are prime examples of what could occur, as well as possible actions needed. If the LESSEE chooses to leave their watercraft in the SLIP when any “unusual occurrence” takes place and they or their designated representative are unavailable, HROA may have to take appropriate action in LESSEE’s behalf, if the HROA staff is available. This action by HROA staff may be taken as a result of any or all of the above occurrences listed above, which could result in back charging the LESSEE for services rendered.
